- Concerned about security cameras inside the house? Rest assured, we strictly adhere to legal standards and do not place cameras in private areas. Cameras are set up on the driveway, porch area, and pool/pool equipment areas.
- We understand concerns about the camera in the pool area. This camera is not intended to invade anyone’s privacy; its primary purpose is to ensure the safety and security of all guests. By monitoring the pool area, we can detect potential hazards or incidents and address them promptly, maintaining a secure environment for everyone. Additionally, the camera helps us manage any liability issues that might arise.
- Tampering with the security camera will result in the termination of the reservation without a refund. Do not cover or disable the camera or its Wi-Fi connection.

- PARKING INSTRUCTIONS
Garage/Driveway
To ensure a smooth parking experience, please follow these guidelines:
- Garage: The garage is available for your use; however, please note that it has tight space. There is no remote control for the garage, so please ensure the door is fully closed when entering and exiting. Guests will be responsible for any damages caused while parking or using the garage.
- Driveway: Additional vehicles can be parked in the driveway. Please park fully within the designated area to leave enough space for other vehicles.
- No Grass Parking: For the safety and appearance of the property, please do not park on the grass. This can cause damage to the lawn and create unsightly marks.
- Street Parking: If you need to park on the street, please be considerate of other vehicles and neighbors. Ensure you park legally, avoiding the blocking of driveways or emergency access. Always check for any local parking restrictions.
We appreciate your cooperation in keeping the property and neighborhood safe and organized!
- HOUSE RULES
We apologize for the extensive list of do’s and don’ts at our properties. When we began our management journey, we started with just a few rules, but the list has grown over time. Our goal is to reduce it gradually.
Please use common sense during your stay and think as if you were the homeowner, appreciating how you would care for your own house.
- NO Parties or Events: We strictly prohibit hosting parties or events during your stay. Any violation will result in immediate termination of your reservation without a refund.
- NO Illegal Substances: The use of illegal substances is strictly prohibited on the premises.
- NO Smoking: Smoking, including vaping, is not permitted inside the property. If smoking outside, please dispose of cigarettes butts properly.
- NO Pets: Unfortunately, pets are not allowed on the premises.
- NO Unregistered Guests: For security reasons, only registered guests are allowed on the property.
- DON’T Eat or Drink in Bedrooms: Please avoid eating or drinking in the bedrooms to prevent any spills or stains.
- DON’T Rearrange Furniture: We ask that you refrain from rearranging the furniture to maintain the setup.
- DO Take Care of Furnishings: Please treat the furnishings with care, as the security deposit may not cover extensive damages.
- DON’T Tamper with Security Cameras: Please avoid tampering with the security camera system.
- DON’T take our towels & bed linens. Replacement cost will be applied after checkout walkthrough.
- DO Keep Noise Down: Between 10:00 PM and 8:00 AM, please ensure noise levels are kept to a minimum to respect our neighbors. Any complaints involving law enforcement may result in immediate termination of your reservation without refund. Rental agreements will be terminated after the second noise violation, and no refunds will be issued.
- DO Clean Up Dishes: Kindly clean up your dishes before departure.
- MUST Follow Trash Schedule: Please adhere to the posted trash bin schedule.
- MUST Contact Property Manager: Reach out to the Property Manager immediately if you have any concerns after check-in.
- MUST Allow Property Manager Access: The Property Manager may need access to validate cleaning or repair claims.
- MUST Show Respect: We value respect and do not tolerate rude behavior towards our hosts or staff.
We sincerely appreciate your cooperation in adhering to these guidelines. They are in place to ensure the safety, comfort, and enjoyment of all our guests. If you have any questions or require clarification, please don’t hesitate to reach out.
- WHAT’S PROVIDED
The house is prepared to accommodate the maximum number of guests allowed. We are trying our best to set up the house to bring comfort to as many guests as possible.
Note: Please do not remove the mattress and pillow protectors. They are waterproof and beneficial for your health.
Bedroom
- King-sized bed: King-sized quilt blanket, 2 king-sized pillows, 2 standard-sized pillows.
- Queen-sized bed: Queen-sized quilt blanket, 2 standard-sized pillows.
- Full-sized bed: Full/Queen-sized quilt blanket, 2 standard-sized pillows.
- Twin-sized bed: Twin-sized quilt blanket, 1 standard-sized pillow.
Note: We use light quilt blankets, which are best suited for Florida temperatures.
Bathroom
- Bath towels, hand towels, washcloths, bathroom rugs, toilet paper, shampoo, and conditioner.
- Each bathroom is provided with 2-3 rolls of toilet paper. Guests may purchase more if needed.
Kitchen Supplies
- 2 rolls of paper towels, clean dish sponge, dish soap, kitchen towels, garbage bags, and adequate kitchenware and serving ware for the maximum guest capacity.
- Please note that specialty cookware or serve ware is not provided. If you find any essential kitchen items missing, let us know, and we will arrange delivery for you.
Cleaning Supplies
- Basic cleaning supplies are provided for simple cleaning tasks during your stay. Guests should purchase additional supplies if needed, depending on their cleaning requirements.
- REPLACEMENT COSTS FOR TOWELS AND BEDDINGS
To ensure the comfort and convenience of all our guests, we kindly ask for your cooperation in taking good care of the towels and linens provided in your accommodation. Our intention is not to profit from our guests but to maintain our assets and provide the best experience possible for everyone.
Please note the replacement costs for the following items should they become lost or damaged during your stay:

- THERMOSTAT
Summertime
- Set your thermostat to 75 degrees on a 90+ degree day (78 degrees when you can tolerate it) – anything lower will make your system work harder than it’s designed to and can lead to system failure. Running it hard 1 or 2 days a year is acceptable, but when temperatures are expected to exceed 90+ degrees for extended days on end, setting your thermostat too low will push your system to work on overdrive too long and cause failure.
- Close your blinds/curtains to help insulate your home – this can help lower your indoor temperature.
- Avoid using heat-generating appliances during the heat of the day (e.g. ovens, stoves, dishwashers, dryers). These appliances make your home cooling system work harder.
- Use ceiling fans and portable fans to help circulate the air and provide additional comfort.
- Do Not turn your system on and off – during a heatwave, it’s better to run your AC at 78 degrees while you out running errands or at work and let it maintain this temperature instead of turning it off while you are gone and then turning it back on again when the home interior exceeds 80+ degrees.

Our property is equipped with Smart TVs, offering seamless access to streaming services, including YouTube TV, so you can enjoy your favorite shows, movies, and live TV with ease.
Here’s how to make the most of our Smart TVs and YouTube TV subscriptions:
- YouTube TV Access: You’ll have access to our YouTube TV subscription, which includes live TV channels, sports, news, and a variety of on-demand content. Simply log in with the provided account to start watching.
- Log In to Your Streaming Services: In addition to YouTube TV, you can log in to your personal streaming accounts like Netflix, Hulu, Amazon Prime, Disney+, and more. The Smart TV’s built-in apps make it easy to enjoy your favorite content.
- User-Friendly Navigation: Use the TV remote to navigate through menus, browse shows, and control playback. The intuitive interface ensures a smooth and simple viewing experience.
- Personalized Viewing: By logging into your streaming accounts, you can enjoy your custom watchlists, recommendations, and personalized content.
- High-Definition Quality: Our Smart TVs provide sharp, high-definition picture quality, delivering an exceptional viewing experience.
- BBQ GRILL
- Please feel free to use the grill at the property. There’s propane in the tank but in case it’s running out, you may get them refill or exchange at Publix Super Market, Walmart, Home Depot, or Lowe’s.
- Keep the receipt and send a copy to our email btbr.customer@gmail.com, we will reimburse the cost of exchanging the tank.
- KITCHENWARE
- Our kitchen is well-equipped with more than enough supplies for your basic cooking needs during your vacation. However, please note that we do not provide specialty kitchenware for gourmet meals.
- In accordance with the Florida Department of Business and Professional Regulation Division of Hotels and Restaurants guidelines, dishware, glassware, kitchenware, and utensils have been provided in this room as a guest convenience. These items have been cleaned within this room or unit using ordinary household dishwashing facilities and agents. They have not been sanitized according to Federal and State standards for public food service establishments.
- For your peace of mind, Beautiful Tampa Bay Rentals encourages guests to rinse the dishware, glassware, kitchenware, and utensils before use.
- LAUNDRY
- We are pleased to offer on-site washer and dryer facilities for your convenience. To make your stay more comfortable, we provide starter laundry supplies for your use.
- Please note that we do not provide extra linen or towels, but you are welcome to launder them as needed during your stay.
- Pool & Pool Heater
We hope you’re enjoying your time at one of our beautiful properties. We would like to provide you with some information regarding the maintenance schedule and care of our outdoor pool.
WEEKLY MAINTENANCE
Our outdoor pool is maintained on a weekly full-service schedule to ensure it remains a safe and enjoyable oasis of all our guests. A professional pool cleaning company thorough cleaning and meticulous balance the water chemistry every week to maintain the pool’s water quality and your comfort.
Daily Operations
- The pump is pre-programmed to run daily for 8-10 hours. Please notify the Host if you don’t see the pump running daily.
- The waterfall feature will run according to the pump schedule.
- The water in the spa will fill up fully when the pump is running.
Outdoor
- Due to the pool’s location in an outdoor setting, it’s not uncommon to find leaves or small debris in the water, especially during windy days. We want to assure you that our team is vigilant in keeping the pool area clean and inviting. However, the natural surroundings can occasionally contribute to these minor inconveniences.
Pool Heating Option and Cost
- Pool heating is available upon request at a flat rate of $75 per day.
- This fee provides access to heating for a full 24 hours from the time the system is activated.
- No partial charges apply, ensuring transparent and consistent pricing for guests.
Warm-Up Time
- It takes approximately 1 hour to raise the water temperature by 1°F.
- Depending on the starting water temperature, it may take several hours to reach the desired temperature. Outdoor conditions, such as weather and initial water temperature, can impact the warm-up time.
- Hot Tub/Spa
Hot Tub Usage
- Important: The pool heater cannot heat both the hot tub and the pool at the same time.
- Please email your hot tub schedule in advance to customer@gmail.com so we can program it during your stay.
Hot Tub Usage Rules
- Limit your time to 15–30 minutes to avoid health risks like overheating.
- Children must be supervised at all times while using the hot tub.
- If you have health conditions, such as heart problems, high blood pressure, or pregnancy, consult with a doctor before use.
- Avoid consuming alcohol while using the hot tub.
- Shower before entering the hot tub to help maintain water cleanliness.
- TRASH Schedule

- Service days:
- Trash: Tuesdays & Fridays
- Recycle: skip Mondays
- Day Before Collection:
- Place all trash bin(s) on the curb the evening before the scheduled collection day.
- Collection Day:
- Ensure bin is properly placed for collection by the designated time.
- Post-Collection:
- Bins Return: Bring bins back to the property after collection.
- Bin Cleaning: Clean and sanitize trash bins if necessary.
DO NOT PUT GARBAGE IN RECYCLE BIN.
If you are unsure what is recyclable, put it in the trash bin.
- BUGS
- While we make every effort to maintain a clean environment, please be aware of common local critters like mosquitoes, lizards, ants, and outdoor bugs. Specifically, palmetto bugs, which are outdoor cockroaches, may occasionally wander into the house.
- Rest assured, we’ve implemented preventive measures, including regular pest control treatments. It’s normal to encounter a few outdoor bugs inside the house during your stay. They typically do not survive long indoors in our rentals due to the lack of food and water.
- For a more comfortable stay, we recommend keeping windows and doors closed, especially in the evenings. If you encounter any of these unwanted visitors, please don’t panic—this is common in Florida.
- Thank you for your understanding, and we hope you enjoy your stay. Feel free to reach out if you have any questions or need assistance.
- QUITE TIME
- Please be aware that this residential area strictly enforces a noise ordinance.
- Quiet time is from 10 PM to 8 AM. During these hours, any excessive noise or disturbances are prohibited.
- Failure to comply with this rule may result in immediate termination of your reservation without a refund and potential fines.
- We expect all guests to respect our community and adhere to this policy without exception.
- CHECK OUT INSTRUCTIONS
As your journey comes to an end, we kindly ask that you follow these checkout instructions to ensure a smooth departure:
- Checkout Time:
- Please check out by 11:00 AM
- Cleaning Up:
- Gather your trash, place it in bags, and deposit the bags in the designated trash bin.
- Load used dishes into the dishwasher and start a cleaning cycle.
- Used Towels:
- Please leave used towels on the bathroom floor.
- Do not discard any bedding or towels, as there will be a replacement cost for these items.
- Personal Items:
- Double-check all areas to make sure you haven’t left any personal belongings behind. We do not guarantee to ship them to you.
- Windows and Blinds:
- Close all windows and blinds to ensure the property is secure.
- Lights:
- Turn off all lights to conserve energy.
- Room Temperature:
- Set the room temperature to a comfortable COOL 78 degrees.
- Notification:
- Kindly notify the Property Manager of your departure.
- Safe Travels:
- We wish you safe and pleasant travels.
