Welcome to Aristay (referred to as “we,” “our,” or “us”). By booking a property with us, you (“guest” or “you”) agree to comply with these Terms & Conditions, which establish the rules and responsibilities for your stay. Please read them carefully before confirming your reservation.


1. PAYMENT AND CANCELLATION POLICY

Payment Terms:

  • Full payment or a deposit (as specified at booking) must be received to confirm your reservation.
  • The remaining balance (if applicable) must be paid by the date outlined in your booking confirmation.

Cancellations:

  • Guest-Initiated Cancellations:
    • Cancellation requests must be made in writing via email or the booking platform.
    • Refunds (if applicable) will be processed based on the cancellation terms provided at the time of booking. This may include forfeiture of the deposit if canceled within a certain window before check-in.
  • Company-Initiated Cancellations:
    • If we must cancel your reservation due to unforeseen circumstances (e.g., maintenance issues, emergencies), we will offer either a full refund or comparable alternative accommodations.
    • We are not liable for any indirect costs (e.g., travel expenses) related to cancellations.

2. CHECK-IN AND CHECK-OUT

Check-In:

  • Check-in is after 4:00 PM.
  • Access information (e.g., key codes) will be sent via text or email on the day of check-in once the property is ready. Please ensure you have access to a working phone number or email to receive these details.
  • Early check-ins are generally unavailable during peak seasons. If the property becomes available earlier, we will notify you.
  • Guests are not permitted to enter the property before receiving access confirmation.

Check-Out:

  • Check-out is at 11:00 AM. Late check-out requests must be pre-approved and are subject to a fee equal to half a day’s rental rate.
  • Unauthorized late check-outs may result in additional charges.

3. RENTAL RESTRICTIONS

  • The primary renter must be at least 25 years old.
  • All other guests must also meet the age requirement unless they are family members of the primary renter and accompanied by them.

4. GUESTS

  • Guests are considered temporary tenants and must comply with all applicable rules and local laws.
  • Any violations of house rules, disturbances, or actions deemed detrimental to the property may result in immediate eviction without refund. This decision is at the sole discretion of the owner or agent.

5. ADDITIONAL GUESTS

  • Only guests listed in the reservation are permitted to stay overnight.
  • Hosting additional unregistered guests may result in penalties, including eviction.

6. REFUNDS

  • Refunds will not be provided for mechanical failures or interruptions of amenities such as air conditioning, pool heaters, internet, or other utilities.
  • Guests must report issues promptly. We will make every effort to resolve them in a timely manner, typically during business hours (8:00 AM – 6:00 PM).
  • If the property becomes uninhabitable, we may, at our discretion, refund unused nights or relocate you to another available property.

7. PROPERTY CARE EXPECTATIONS

  • Guests must maintain the property in good condition and report any damages immediately.
  • Furniture must remain in its original location, except for movable outdoor furniture like sun loungers. Outdoor furniture must be returned to its original position before check-out.

8. SMOKING POLICY

  • Smoking is strictly prohibited inside the property.
  • Guests may smoke outdoors but must remain a reasonable distance from the property and properly dispose of cigarette waste.

9. PET POLICY

  • Pets are not allowed unless explicitly approved in advance. Unapproved pets may result in eviction and additional cleaning fees.

10. HOUSEKEEPING/CLEANING POLICY

  • The cleaning fee covers basic cleaning tasks, including laundering linens, towels, and preparing the property for the next guest.
  • Additional cleaning services can be arranged for long-term stays for an extra fee.
  • Guests are responsible for placing dirty linens and towels in the laundry room. Decorative pillows and mattress protectors must not be washed by guests.

11. SUPPLIES

Paper Products and Cleaning Supplies:

  • We provide starter supplies (e.g., toilet paper, paper towels, garbage bags) as a courtesy. Guests are responsible for purchasing additional supplies as needed.

Kitchen Supplies:

  • The property includes cookware, utensils, and tableware sufficient for the maximum guest count.
  • Spices, oils, and other consumables may be available but are not guaranteed.

12. WEATHER POLICY

  • No refunds will be issued for cancellations or disruptions caused by adverse weather, storms, or hurricanes.
  • Guests are encouraged to purchase Trip Cancellation Insurance to cover weather-related risks.

13. EVENTS AND PARTIES

  • Events, parties, or weddings are strictly prohibited. Violations will result in immediate eviction and forfeiture of all payments.

14. RIGHT OF ACCESS

  • We reserve the right to access the property with prior notice for inspections, maintenance, or emergencies.

15. CONSTRUCTION NOISE

  • We are not responsible for noise disturbances caused by nearby construction or other activities. Refunds will not be provided for such disruptions.

16. UTILITIES AND SERVICES

  • Internet/WiFi: Guests should contact Spectrum for service issues. Troubleshooting may include restarting equipment.
  • Power: Outages are managed by Duke Energy. Guests are encouraged to contact the provider directly for updates.
  • No Refunds: No compensation will be provided for utility outages or intermittent service.

17. PHOTOS AND DESCRIPTIONS

  • Photos and descriptions of the property are intended to be accurate but may reflect minor changes in furnishings or layout.
  • Refunds will not be issued for discrepancies unless significant changes to the property’s layout or functionality have occurred.

18. LIABILITY DISCLAIMER

  • Guests assume all risks for injuries, accidents, or loss of personal belongings during their stay.
  • We are not liable for any damages arising from guest use of the property or its amenities.
